So that we can all safely enjoy the amenities that Ovation has to offer, the following Amenity Rules & Guidelines have been established. Failure to comply with these rules and guidelines may result in fines and repair costs for damage to Ovation property and loss of privileges for 7 days.
Use of Amenities
Property owners and their family may use the amenities when their property is not being rented as the tenant assumes your amenity rights during their stay. All tenant amenities are available only to those who are physically staying in an Ovation property. Invited friends staying outside of Ovation or are from their other rental properties may not use the amenities.
Community Aesthetics
We expect the exterior of every home to be well maintained. Towels, laundry, and clothing may not be placed on deck rails, shower stalls, or other parts of the home. It is acceptable to hang these items on deck chairs and furniture. Kayaks, bicycles, paddleboards, etc., must be stored on the side or rear of the house or in the garage and out of sight from the roads. Please be aware and courteous of the landscape of the property as to not cause damage. Trash and waste containers must remain hidden unless it is a trash pick-up day.
Parking
No parking on Ovation roads except in designated parking zones. Roads must remain clear for access by emergency vehicles at all times. Homeowners and tenants should park vehicles in garages and in driveways. Please be courteous of your neighbor and do not park on their lot or landscaping. Avoid parking long-term around the clubhouse, pools, and tennis/pickleball courts so that spots are available for those who use those facilities. Boats, trailers, campers, RVs, ATVs, and the like, must be stored in the Ovation boat and trailer parking lot located north of Gate 3. Damage to gates and gate openers will result in fines and repair bills exceeding $18,000.
Occupancy
Ovation Covenants, Conditions, and Restrictions (CCRs), require that no home exceeds two (2) people per bedroom per tenant. Any home violating this rule is subject to forfeit use of the amenities for the next 7 days or until the CCR violation is corrected. Overcrowding will not be tolerated!
Pools & Hot Tub
Please adhere to the rules clearly posted at the pool facility. Upon departure of the pool deck area, please lower and secure all umbrellas. Florida law prohibits swimming after sunset. The pool deck, pools, and hot tub, close 30 minutes prior to sunset and remains closed until 30 minutes after sunrise. Animals are not allowed within the pool fence. Failure to comply with these rules will result in a $250 fine per occurrence and a $2500 cleaning fee and water bill costs will be incurred. Pools and hot tub facilities may be closed up to 7 days.
Tennis/Pickleball Courts
Non-marking shoes are required on the court. Animals, bicycles, skateboards, golf carts, and the like, are strictly prohibited. Failure to comply with these rules could result in a $500 fine for each occurrence and may include repair costs for damage to the facility.
Golf Carts, ATVs, and Motorcycles
In Ovation, golf carts, ATVs, and motorcycles may be driven only by 16+ year old licensed drivers with insurance. Golf carts may only operate on designated roads and not on sidewalks or on the field. Be aware of the state laws and regulations with regards to operating on a state-maintained highway.
Pets
The homeowner, or rental company, has an established pet policy that is unique to their property and must be strictly adhered to. Pets are to be leashed at all times on Ovation property. Pet waste must be cleaned up immediately and disposed of properly. Gulf County offers pet-friendly beaches with the exception of St. Joseph Peninsula State Park, William J “Billy Rish” Recreation Area and Eglin Air Force Base. Please visit www.visitgulf.com for more information. Pets are not allowed on the endangered species dune area.
Fire Pit (Bayside)
The fire pit is available for use at any time. Please do not burn green wood, construction materials, plastic, metal, or other garbage in the pit. Avoid starting fires in windy conditions and be aware of burn bans in the area. Never leave the fire unattended. Have a bucket of water or a fire extinguisher available.
Waste and Trash Services
Trash collection occurs each week on Monday, and in some instances on Saturday. Rental companies roll the containers to the curb and then return them to a designated storage area of the home after pick-up. Trash must not exceed the confinements of the container as per the restrictions of BCC Waste Solutions.
Community Approved Rental Companies
Ovation has three approved rental companies that are fully committed to supporting our Covenents, Conditions, and Restrictions. They are: Be Our Guest, 360 Blue, and Cape & Coast. These companies quickly respond to correct any issues, violations, and evictions with tenants and impose tenant damages and fines as necessary.
